Reserving a property and Referencing
To reserve a property with Tao Living Ltd., your first month’s rent or a deposit is required. It is imperative that applicants disclose any factors that may affect the renting process, such as a history of CCJs, adverse credit, late rent payments, or failure to provide proof of their Right-to-Rent status as per the UK laws, prior to making this payment. There are no additional costs for referencing guarantors when this is needed.
Deposit
A damage deposit equivalent to one month’s rent is required in cleared funds on or before the day of moving into the property.
First Month’s Rent
The first month’s rent must be paid in cleared funds on or before the day of moving into the property.
Listing Closure
Tao Living Ltd. cannot withhold a property from the market until a deposit or first month’s rent (whichever is applicable) has been paid. Occupancy of the property is subject to receipt of the first month’s rent and damage deposit in full.
Holding Deposit Policy
Tao Living Ltd. reserves the right to retain a tenant’s holding deposit if any relevant person, including guarantors, withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement within 15 calendar days.
Employment, Guarantors, and Income Requirements
For professional tenants and guarantors, Tao Living Ltd. typically requires a continuous employment history spanning the past six months, along with successful completion of any probationary periods and evidence of permanent employment. However, alternative arrangements may be considered. For overseas tenants lacking a UK credit history or prior employment records, options such as securing a UK-based guarantor or making advance rent payments can be discussed.
Student Tenancies
Students must provide a UK guarantor for the full tenancy term. Referencing is mandatory for all tenants and guarantors. International students may need to provide a UK guarantor or pay multiple months’ rent upfront.
Our Memberships
Tao Living Ltd. is a member of The Property Redress Scheme, and deposits are registered with the Deposit Protection Service.
Right to Rent and Proper Identification
All individuals over 18 years old who intend to reside in the property must demonstrate their Right to Rent in the UK. This may include providing a passport, national identity card, or other acceptable documents.
